Ingredients for 5 people

350 grams flour
150 grams lard
150 grams sugar
1 baking powder bag
2 eggs (yolk and white)
½ glass of rum
1 pinch of salt

Preparation

Arrange the flour in a “fountain” shape and incorporate the sugar, eggs and a pinch of salt. Leave the lard at room temperature for an hour and add it to the mixture together with the baking powder and the rum.
Work the whole into a soft mixture and cut into two trunks shaped pieces of about 3 or 4 cms each.
Place on a previously buttered baking tray and lightly squash their tops.
Put in the oven at 190°C. After about 15 minutes cut into strips of about 1 cm each and turn them on their sides.
Keep on cooking for another 10/15 minutes.

Sausage and olive spaghetti

A simple quick tasty dish to be made for lunch or dinner. You might want to try it with chili oil!
  • garlic
  • 1/2 an onion
  • 2 sausages
  • Extra virgin olive oil
  • Can of chopped tomatoes
  • Salt (both coarse and table salt)
  • Parsley
  • 400 grams of spaghetti (for 4 people)
  • Parmesan cheese

Place in a pan: finely chopped garlic, half an onion, some parsley, diced sausages and extra virgin olive oil, fry while mixing all the ingredients. let the mix cook on medium heat until brown then add 1 can of chopped tomatoes, add some table salt and let cook on low heat for 30 minutes.

Boil some water in a saucepan; add one handful of coarse salt and the spaghettis.

Spaghetti should be cooked (al dente - cooked to be firm but not hard).

Add parmesan cheese on top.

If I sell my Italian property do I pay taxes?

By law when you buy a property and you sell it within 5 years of buying it, you are liable for the Tax on Plusvalenza (20%); the Italian equivalent of Capital Gains Tax, tax on the difference between the price you bought and sold for.

What is the Imposta Ipotecaria and Imposta Catastale?

The mortgage registration fee (`imposta ipotecaria') is concerning the provisions relating to charges for transcription and entry in the Registry Office. The Cadastrian Tax (`imposta catastale')  applies to the transfer, the change in the name of the owner of property entered in the Registry Office.

What is Cadastral Value? (Valore Catastale)

This is the assessed value by the Catasto (Italian Land and Property Registry Office) for tax purposes and is important because most of the taxes (such as Imposta di Registro and Imposta Catastale) are based on this value.

If I buy a Registered Habitable Property what taxes do I pay?

The main factor on which taxes are based is whether you are a buying a first house or a second house.

Italian Residency

To Buy a property in Italy you do not have to become an Italian resident.

If you are staying in the country for more than six months of the year it is compulsory to become an Italian resident.

What documents do you need to become an Italian resident?

You can apply for residency with these documents at the Registry Office / Anagrafe in your local comune.

  1. Passport
  2. Staying Permit / Permesso di Soggiorno (non EU) or Staying card Carta di Soggiorno (EU citizens)
  3. Codice fiscale
  4. You will have to state the reason of your permanent stay in Italy - E.G work

Getting your children into Italian school

By law the Italian school has to accept every minor child (under 18) even if he/she hasn't got all the necessary documentation needed to be enrolled. This is though a temporary enrolment that has to be followed by the regularization of all the following documents.

These are the requirements for a legal enrolment in an Italian school:

  1. Birth certificate translated and approved by the Italian consulate in UK
  2. Staying Permit (non EU) or Staying card (EU citizens) of children + parents
  3. Proof of immunisation against hepatitis B, polio, diphtheria and tetanus
  4. English school curriculum translated and approved by the Italian consulate in UK so that the school knows to which class the children belong to.
  5. ID document (e.g. passport) + pictures
  6. STATO DI FAMIGLIA certificate of family status which you can get from the registry office in your local comune but only if you have already got a residency or you are in the process of obtaining one; which means you have already requested residency.

If any of the documents needed are not ready at the moment of enrolment, the children are still enrolled in the school. The parents in this case have to present a written proof of intention to substitute the documents missing. This is temporary until all the documents are ready.
The documents that can be temporarily substitute by the proof of intention are those that can be verified in Italy.

The English school curriculum is therefore not included.

Senigallia

Senigallia's fascination and fame are due to its sea and its blond and boundless beach: this is the reason why it is known as the "velvet beach". Senigallia or Sinigaglia is a comune and port town on Italy's Adriatic coast, 25 km by rail north of Ancona, in the Marche region, province of Ancona. The small port is formed by the lower reaches of the Misa, a stream which flows through the town between embankments constructed of Istrian marble.

Ostra

The original name of the town was Montalboddo, then in the 1881 the name was changed in Ostra, like the ancient roman city located near the modern town of Ostra.

Ostra is a town and commune of Marche, Italy, near the modern Ostra Vetere, south-east of Senigallia. The origins of Ostra are lost in a remote past full of legends and traditions, mystery and folklore, facts and discoveries. The fact that until 1881 the town was called Montalboddo or Monte Bodio certainly gives rise to ambiguity. According to legend, after the battle in 410 AD when the town was destroyed by the Visigoths, the population of Ostra fled to the hills owned by the citizen Bodio, stayed there and built a new village (hence the name Monte Bodio). Besides legend, excavations and discoveries confirm, however, that the ancient Monte Bodio in fact descended from an Roman Municipium called Ostra, and once the authenticity of the artefacts had been ascertained, the town council decided, at the end of the XIX° century, to give the town back its noble, original name: Ostra. The signs left by history are a few centuries more recent, dating back to medieval times when written documentation showed that Ostra (or rather, Monte Bodio) belonged to the Exarcate of Ravenna.
