Its traditional medieval facade hides internal, precious materials, which are fused with a glimpse of modernity in order to ensure all the comforts you need.
The villa was restored in 2008, and the builders reused the original materials such as stones, bricks and original terracotta tiles, with the only exception for the ceramic tiles, used for the pavements in the bathrooms. The ceilings feature exposed wooden beams together with terracotta tiles. As a result, those finest elements exude historical charm and sophistication.

The Villa

This authentic house measures approximately 300 sq.m. of luxurious accommodation arranged over 3 floors:

Ground Floor:
As soon as you enter, you find a cozy living room with a stone fireplace and a wooden mantelpiece. This space is an ideal reception room to entertain your guests. Here, you can chat with your family and friends in a warm and evocative ambience, while relishing a glass of wine or a hot chocolate.

To the right of the living room, you access through a stone arch to a fully equipped wooden kitchen that provides sink, countertop, splashback and dining table, all of them in marble. Both rooms have French windows that lead directly outside.

To the left of the living room, there is a bathroom with a peculiar Jacuzzi, which is embedded in vivid stone. This element, together with the suggestive stone walls, gives you the feeling of bathing into a private, tiny grotto. In addition, you find also a marble washbasin. And last, there is a small laundry on the floor, also serving as a closet.

First Floor:
The first floor is accessible via an internal staircase made with terracotta tiles, as well as via an external staircase, ending in a loggia. On this floor, you find another cozy living room with fireplace and a big sofa. On the right, you find a light master bedroom with en-suite bathroom and a French window. While on the left, there is also an office with a large wooden table and another French window, which provides plenty of light.

Second floor:
The second floor develops over two towers, which have the same layout. They include two double bedrooms, both of them provided with galleries and en-suite bathrooms. As a result, these rooms are divided into a lower part, in which you can find some sofas, and that could become a comfortable reading area; while the upper part serves as a perfect sleeping area to enjoy a little more privacy. The galleries and the stairs leading to them are made of wood. In addition, there is also a metal balustrade on the gallery, and some safety wooden bars on the stairs.

The Annex

This fantastic property in Umbria comprehends also two annexes. The first is a picturesque, circular, little tower that measures 10 sq.m. It is situated near the Villa, and it is used as a storage for gardening tools.

The second is a rustic outbuilding that measures 80 sq.m. It needs restoration, but it could probably be converted into an additional living space.

The Land

The total area of the land is 3,5 ha, comprising 6000 sq.m. of partially fenced garden, and 9000 sq.m. of natural park. In this green area, you find a wonderful 10×3,5 m swimming pool, which has an irregular shape and a nice artificial cascade. The pool employs also a salt system for water purification.

The rest of the land could be partially destined to cultivation of olive trees.

Around the villa, there is also a water mill that collects rainwater. Moreover, you can organize al-fresco dinners in the surrounding area of the house, which is paved with stones.

The Location

This villa is only 1km from the medieval village of Spoleto, which is one of the most visited towns in Umbria. Other famous typical villages are Assisi, Bevagna, Spello, Perugia, Gubbio, Todi and Orvieto, which are all reachable in less than one hour. All these locations provide plenty of historical churches and landmark buildings, such as the Cathedral of “Santa Maria Assunta” in Spoleto, or the Basilica of San Francesco in Assisi. If you love art and architecture, you will only have to choose.

Furthermore, you can visit Norcia (reachable in 45 minutes), which vaunts a leading tradition in the production of salami and typical cheese. This nice village is also famous in Italy for spaghetti “Norcina”, which is made with black truffle, sausages and mushrooms.

If you want to move to the near region of Le Marche and spend a day at the beach, you can reach the splendid seaside towns of San Benedetto del Tronto or Sirolo in just two hours. Therefore, you can spend one day or more at the beach, visiting the coast and savoring sea delicacies. Eventually, when you will ready to leave, you can come back to your home, and nestle in the natural park of your villa.
