Property Overview

This complex of residential and agricultural buildings is located in the heart of the picturesque countryside of Noci, a charming traditional town in the province of Bari. The property comprises a complex of seven Trulli (GEA 235sqm), several farm buildings (GEA 217sqm) and a villa (170sqm).

Originally built in 1890 by the father of the current owner, the property has remained in the same family ever since. It was originally a working farm, and the oldest buildings are the Trulli (traditional round stone structures with conical roofs, typical of central Apulia), which served as the family’s living quarters.

Attached to the Trulli are several agricultural buildings, including a large cowshed, a spacious storage building/garage for farm vehicles, and a number of smaller pigsties and feeding areas. These structures require complete restoration. The Trulli complex is large enough to be converted into a separate two- or three-bedroom residential unit.

A few metres away, behind the Trulli, there is a rectangular concrete tank that was originally used for crop storage and could potentially be converted into a swimming pool. Please note that Trulli are protected listed buildings throughout the Apulia region and must therefore be restored in accordance with conservation regulations and their original architectural features.

In the early 1980s, the current owner built a single-storey three-bedroom villa on the same land. The villa features a large roof terrace and a veranda that surrounds two sides of the building. The house is in good habitable condition but would benefit from some modernisation. It comprises three spacious double bedrooms, a family bathroom, a small kitchen adjacent to a large dining area, a separate living/dining room and a cellar. There is also a large garage with a WC attached to the property.

The expansive roof terrace offers ample space for the installation of solar panels. Approximately 3 hectares of land surrounding the property are included in the asking price.

For buyers interested in developing an agricultural or farming business, the family also owns an additional 7 hectares of adjoining land, including woodland, which could be purchased separately.
