Original stone house developed on 3 levels, located in the center of a charming village, a hamlet of Spoleto, protected by the mountains and surrounded by unspoilt greenery. Very sunny and with open views. Elegantly renovated, maintaining all the characteristic details, such as terracotta floors and ceilings with exposed chestnut beams, it is perhaps the oldest in the village. Dating back to the 18th century, it was used as a village oven until the 1950s: the same old oven that is in the kitchen, in its original appearance and still working. Today it is in excellent condition, with no need for maintenance, thanks to the efficiency of the restoration in the early 2000s.
On the ground floor we find entrance to the living room with stairs in the original masonry and the dining room, which leads to a balcony, with a custom-made chestnut kitchenette, fireplace and the historic wood-burning oven; on the first floor there are two double bedrooms, bathroom, stairs made of wrought iron and wood; on the second floor there is a large living room/study (or third bedroom) with built-in closet and view of the valley.
Completely autonomous house, powered by electricity: the electric stove, the heating system is also powered by radiant wall plates, partialised on each floor and remotely switched on via the telephone line which serves the house. The house is also equipped with satellite TV. Outside, it enjoys a detached garden of 105 sqm with a wrought iron gazebo and possibility of building a swimming pool. Excellent as a second home solution, for holidays in complete privacy or personal retreat in the tranquility of the mountains. Also good for tourist-accommodation business.
Vallocchia is a small mountain village (770 m asl), in ancient times a feud of the Borgias, today belonging to the city of Spoleto, a well-known city of art, which is only 8 km away by good road.
Made up of about twenty houses owned by some residents and in large part of international citizens (Europe, America, etc.), it is appreciated above all for the authenticity of its buildings and for its position in the environmental context which gives it the characteristic of a hidden and quiet corner, where to live comfortably, away from the chaos, thanks also to the recent complete renovation. In fact, the fundamental aspects with which the village presents itself in an impeccable and characteristic way, such as the sewerage system, flooring, lighting, fences, outdoor parking spaces and public sources have been regenerated. All services are within 10 minutes by car, in the city, with several shopping centers and train station. From Spoleto, the nearest airport is Perugia/Sant’Egidio about 45 minutes by car. Via SS Flaminia, passing through Terni, connection with Rome and Fiumicino in about 2 hours. Other nearby towns, a few minutes by car, Foligno (30) and historic Assisi (45). Lakes are just over 1 hour away. Direct contact with nature and history, thanks to the possibility of walks in the countryside, through paths and woods, reaching other interesting mountain places of Spoleto, such as Monteluco.
