This property is a beautiful two-storey restored Italian farmhouse, with four bedrooms and three bathrooms. The house was purchased by the owners as a wreck, demolished and re-built on the original footprint, to all modern exacting construction standards. There is double glazing throughout. Original beams, bricks and tiles were carefully stored during re-construction, and incorporated in the re-build.
The sun can be enjoyed from the softly coloured dawn to aperitivo sunset. The pleasure of alfresco eating can be on the terrace alongside a luxury kitchen, by the BBQ area overlooking the pool, or on a cosy decking area. All these have delightful views of meadows, valleys and mountains to enjoy, whether having relaxing breakfasts, languid lunches or dinner.
The ground floor has a large living room, with dining at one end. The adjacent kitchen is entered through an arched doorway, so is very much separate, yet part of the ground floor. There is a cosy ‘TV’ room opening off the living room. Both the living room and the TV room have individually designed fireplaces that are a central and unique feature. The living room fireplace incorporates a glass-fronted insert wood burner.
Also on the ground floor are a toilet, utility room and a large under stairs cupboard.
Upstairs are 3 bright and spacious bedrooms; two have ensuites and all have nice views. The 4th bedroom is located 10 metres from the house in a lovely cottage-style self-contained unit with ensuite.
The house is where the owners have loved having family and friends to stay regularly, and their children and grandchildren have all their favourite gelaterias, swings, beaches, bars, restaurants, on their ‘to do’ list when visiting.
The garden has been laid to lawns with plantings such as lavender, rosemary, roses, mixed hedging and an olive grove. The swimming pool is 12m x 4.5m, very private, and with lovely views over verdant valleys and a backdrop of the Sibillini Mountains. The pool can benefit from solar heating which extends the swimming ‘season’ for an extra month at the beginning and end of the summer. The owners love to BBQ and have a gas point for a BBQ linked to the main gas tank of the house. There is also an ‘alla brace’ BBQ similar to those enjoyed in the local Le Marche restaurants. The house has electric gates and the entire property is totally private.
The village of Sant’Angelo in Pontano is 5 minutes drive from the house and has a very good supermarket, bank, chemist, bars, and excellent restaurants.
The owners have enjoyed exploring the vineyards of Le Marche over the years, both locally and further afield. They have also enjoyed golf at the beautiful Conero course, trips to beaches which are around 45 minutes away, interesting walks in the Sibillini mountains and visits to lovely Lake Fiastra, along with exploring the many nearby towns of Macerata, Urbisaglia, Servigliana to name but a few of the surrounding gems.
Ancona airport is 1 hour away, and Rome, Bologna, Pescara, and Perugia are all feasible alternatives.
