Simple house on a private hill near the village of San Marcello with an exceptional and unique 360° panoramic view (including the Sibillini National Park and the university town of Camerino). The whole hill is included in the 50000sqm plot, about 75sqm living space in the main house and 50sqm garage. Electricity, water and telephone line are present
The main building was built in 1970 as a small and simple country house. On the ground floor there is room with a fireplace, a kitchen and a bathroom, a wooden staircase leads to a mezzanine floor which was used as a bedroom. The second building was built in 1976 as a tool shed and garage.
The windows need an upgrade and the roof and exterior walls should be insulated if the house is to be used in winter. Furthermore, the private access road (approx. 250m) needs to be repaired as it is overgrown.
The house can be used as a holiday home, but can also be lived in all year round. Due to the large plot and the spectacular location, a use as a camping site or similar would also be conceivable.
Situated in the hamlet of San Marcello at the edge of the Monti Sibillini National Park, full of unspoilt nature, ideal for hiking, motorcycling, cycling, pure nature holidays.
Only 4km to the next town Camerino and 20 – 30 min to bigger towns like Tolentino and Foligno (90min by express train from Foligno to Rome Termini). Strategic location for various day trips in close proximity and, for example, to Perugia, Assisi and the many medieval towns between the Apennines and the Adriatic coast. The house is located 5km from the motorway that connects the Adriatic coast with Rome. It takes less than 50 minutes to reach the first beach in Civitanova. In winter you can go skiing in the area of Bolognola (30min). Lago di Fiastra (a beautiful swimming lake) is less than 20 minutes away by car. Distances by car to airports: Rome 2h 30min, Ancona 1h, Perugia 50min, Pescara 2h.
Suitable as a holiday home for families or couples, nature lovers and craftsmen, if you want to finish the house yourself.
