The House

The main building stands on three floors for a total area of ca 520 sq.m.

Ground Floor:

The splendid portico, where you can enjoy al-fresco dinners in the summer, welcomes you to the large entrance hall connected to the bright living room, adjoining with the dining area with fireplace. From here you have direct entrance to the large and fully equipped kitchen.

First Floor:

From the entrance hall, an internal staircase leads up to the first floor where there is the sleeping area consisting of four double bedrooms, two bathrooms and an additional room where connections and drains for an additional bathroom are arranged.

Basement:

Again, from the entrance hall, via a secondary staircase, you reach the 230 sq.m. basement, which is also accessed via the garage door which has a private path.

This area has been arranged partly as a garage (it can accommodate up to 4 cars), as a tavern and partly as a storage/laundry room. Settings for an additional bathroom are already in place.

The main house, built and finished with high quality materials, is equipped with all services such as electricity and water. Heating is powered by an LPG tank (two owned tanks with a capacity of 2500 liters) and condensing boiler. The house also enjoys convectors for heating, as well as satellite wi-fi network, air conditioning, video intercom, volumetric alarm system.

The property was demolished and rebuilt by the current owners in the 1990s, in compliance with the typical architecture of rural buildings, therefore using original designs and materials, and in full compliance with the most recent urban planning and building regulations. Anti-seismic structure in reinforced concrete, insulating materials, and external finishes with ancient terracotta from the building itself.

The Annex

The annex measures about 40 sq.m. on one floor and it is currently used as a woodshed and storage, but it could be easily converted into a habitable space, as there is already a drainage system, as well as hot and cold water settings.

The Land

The greatest attraction of this property is definitely the private park. It extends all around the farmhouse for over 5.7 hectares. The wood is rich in native tree species such as oaks, holm oaks, walnuts, beeches, cherries and other Mediterranean species.

It is not unusual to hear birds and wild animals, like hares, pheasants, hoopoes, blackbirds and sometimes admire roe deer and the rare gray heron.

In the garden area there are cypresses, shrubs and roses of all kinds, mulberry and olive trees. About fifty olive trees of different varieties allow the average annual production of 150/200 liters of excellent olive oil. In addition, thirty fruit trees will give you cherries, apricots, peaches, plums and figs. All the elevations of the garden are covered with Mediterranean essences, oleanders, junipers, brooms, lavender, St. John’s wort, jasmine, rosemary, forsythia with a great variety of colors and scents.

The entire property is bordered partly by a fence, and partly by ditches and thorny essences that make access difficult if not impossible for unwelcome intrusions. The access road is equipped with a remote-controlled gate located about 200 meters from the house. All systems, including the electrical one, were placed underground so that no suspended cables and exposed pipes are visible. The garden is equipped with an underground irrigation system powered by submersible pumps connected with two wells and a cistern where rainwater flows.

The Location

This amazing property is located in Macerata, exactly midway between the sea and the mountains. This means that it will take you no more than 40min whether you wish to go to the beach or to the mountains to ski or hike.

Being located just a couple of kilometers from town, you can enjoy a nice stroll in the countryside and stop by a bar for a tasty aperitif before going back home or do your shopping.

In Macerata you can find anything you need to live a happy life: schools, university, cinemas, theatres, restaurants and much more. Macerata enjoys a superb open-air arena, where you can attend opera in the summer.
