In Citerna, near Arezzo and within walking distance of the city, we offer this unique and beautifully restored Tuscan villa. The property, surrounded by a cautiously maintained 8,200 m² park with cypresses, cacti and southern plants, provides the necessary tranquility and exudes a serene atmosphere. The villa is divided into two floors and 3 living areas. On the ground floor, you gain access to the majestic reception room, a storage room and a corridor. Through an internal passageway, we arrive in the second living area, currently used as a guest house. This area has 2 fitted kitchens, 2 bathrooms, 4 multifunctional rooms, a breakfast room and a living area, each with access to the outdoor terrace. Four spacious and comfortable bedrooms complete this floor. At the back of the building, a typical Umbrian external staircase leads to the first floor. A covered porch leads through the entrance hall into the spacious flat with fitted kitchen where the antique fireplace commands all the attention. From here we have access to the roof terrace (15 sqm) where it is lovely to stay during the hot summer months. Two bright bedrooms, 2 bathrooms, a guest toilet, a cosy living room with wooden beams and a small office complete this floor. An olive grove with about 110 olive trees (in full production) completes the property. Two electric gates give access to the property. The 10 x 5 m pool and the terrace facing south-west offer panoramic views of the Tuscan hills and the village of Monterchi. A large courtyard with fountain and covered parking for 2-3 cars, as well as a covered winter garden complete the entire complex.
Citerna is located in north-western Umbria on the border with Tuscany opposite the village of Monterchi. Citerna was already known in Roman times and still breathes the atmosphere of days gone by. Its position at 480 m above sea level provides breathtaking views of the surrounding rolling valleys of Umbria (Tiber Valley) and Tuscany. Nature and culture are by no means lacking. Enogastronomy lovers will certainly enjoy themselves here. Citerna is also known for the Madonna of Donatello, an exceptional work of art from the 15th century. Important cities such as Città di Castello (famous for its white truffle and the cathedral of Florido & Amanzio) and Arezzo (with its antique market and numerous locations where La Vita è Bella was filmed) can be reached in less than half an hour. These towns also offer many shopping and entertainment options. Florence airport is an hour and a half away, Perugia airport 50 minutes. Rome can be reached in about 3 hours. Arezzo and Città di Castello provide easy train connections. Perugia can be reached in 45 minutes, Assisi in an hour, while Anghiari is only 10 minutes away. From this position, there is also an excellent connection to the E45 towards Bologna and Perugia (10 minutes) or the A1 towards Florence and Rome (45 minutes).
