We are located in the quiet of the beautiful Umbrian countryside, just outside the medieval town of Gubbio. Within 15 hectares of private grounds with a swimming pool and tennis court, stands a very large stone farmhouse and two individual properties. The site has a rich history of occupancy stretching back many hundreds of years. Initially a returning crusader built a watchtower here, which was subsequently converted into a monastery. This was subsequently repurposed to become a farmhouse in the 19th century, before the whole was completely renovated, maintaining the traditional Umbrian style through the inclusion of reclaimed materials from ancient properties. There are oak beams, terracotta floors and exposed stone walls which all preserve the traditional charm, complemented by the full range of modern comforts. The portion of the farmhouse that we offer for sale is on three levels. From the large private ground floor terrace you enter into the ground floor with a large living and dining area and a fully equipped modern Italian kitchen. The kitchen opens onto the garden terrace through large French doors, allowing for harmonious indoor and outdoor living. Via a stone staircase, we ascend to the first floor which offers a large master bedroom, dressing room and en suite bathroom. On the second floor there are two further double bedrooms and two bathrooms. The property has a beautiful garden for private use, and a covered portico ideal for “al fresco” dining on those many hot summer days. With no light pollution the display of stars at night is spectacular. This property is ideal for those seeking privacy yet with a range of international neighbours when sociability is desired. The estate has a tarmac road all the way to the entrance gate, and a well maintained roadway within the grounds. There is allocated parking for each property as well as ample additional communal parking for visitors.
The estate overlooks a beautiful valley beyond which you view the high peaks of the Apennine. There are local facilities, within 10 minutes’ drive and a further few minutes takes you into the beautifully restored medieval town of Gubbio. Apart from the huge weekly market and considerable choice of restaurants, Gubbio is famous worldwide for the Festia di Ceri, a medieval race which takes place in May each year and draws a crowd of thousands. From here it is possible to explore numerous cities of culture, starting from Assisi 53 km, Perugia 52 km, Spoleto 88 km, Todi 85 km and Lake Trasimeno 55 km, not forgetting the possibility of exploring Tuscany and the Marches as well.
