Casa Anciovi is a double flat located in the small fishing village of Aspra in the municipality of Bagheria. It consists of the first and second floor of a building with only two units.
Although the house is stacked as a single unit, it is composed of two totally independent flats both with balconies.
The flat on the second floor has access via a staircase (to be reviewed) to a large terrace with beautiful sea views and also includes a large loft.
The presence of two residential units makes the property perfect for an investment.
The location is enviable given the peace and quiet in which the property is located, yet it is a short walk from the sea, where you can enjoy the beautiful view of the Gulf of Palermo and the main street of Aspra, full of clubs and restaurants animated during the spring and summer of Sicily by young people and families.

The flat

You enter the property through an independent door located in a quiet alley.
Going up the well-kept stairs, on the first floor, you enter the first flat, totally renovated and furnished. The entrance of the flat gives onto a living room with a fantastic fireplace and an equipped open kitchen. Through a French window you will have access to the balcony. On the right side of the room you will find a bedroom with walk-in wardrobe, while on the left side a bathroom. At the entrance of the house there is also a small but convenient storage room.

Going up to the second floor you enter the second flat, also with independent access. Also in this case you enter a large living room with kitchenette from which you access a large balcony equipped with wood-burning oven and barbeque. There is a bedroom, a bathroom and a large loft which is accessed by a comfortable wooden staircase. The large size of the loft makes it perfect to equip a second bedroom and a small living room study.

But that’s not all……
At the entrance of the flat on the second floor there is a staircase (to be reviewed) which gives access to a beautiful terrace with breathtaking views of the village, the sea and the gulf of Palermo.

Casa Anciovi is currently rather run down and will undoubtedly need some work. However, it is structurally sound, and a flat with a sea view terrace in Sicily is an excellent investment. We can only apologise for not being able to get photos with less clutter present, but the property will certainly be delivered completely empty.

Surroundings

The house is situated in the centre of Aspra, not far from the fishermen’s beach.
You will never miss the fresh fish, nor the society, with the nearby market and the constant flow of people enjoying the Dolce Vita in the square and the nearby streets.
All the main commercial activities are close at hand and within walking distance, from the pharmacy to the tobacconist, from the hardware store to the supermarket.

Obwohl das Haus wie eine Einheit aussieht, besteht es aus zwei völlig unabhängigen Wohnungen, die beide über Balkone verfügen.
Die Wohnung im zweiten Stock hat über eine Treppe (zu überprüfen) Zugang zu einer großen Terrasse mit herrlichem Meerblick und umfasst auch einen großen Dachboden.
Das Vorhandensein von zwei Wohneinheiten macht die Immobilie perfekt für eine Investition.
Die Lage ist beneidenswert, da der Frieden und die Ruhe, in denen die Eigenschaft befindet, aber es ist nur einen kurzen Spaziergang vom Meer entfernt, von dem Sie den schönen Blick auf den Golf von Palermo und der Hauptstraße von Aspra, voller Clubs und Restaurants belebt während der Frühling und Sommer von Sizilien von jungen Menschen und Familien genießen können.

Die Wohnung

Sie betreten das Anwesen durch eine unabhängige Tür in einer ruhigen Gasse.
Über die gepflegte Treppe im ersten Stock gelangt man in die erste Wohnung, die komplett renoviert und eingerichtet ist. Der Eingang der Wohnung führt in ein Wohnzimmer mit einem fantastischen Kamin und einer ausgestatteten offenen Küche. Durch eine Fenstertür haben Sie Zugang zum Balkon. Auf der rechten Seite des Raumes befindet sich ein Schlafzimmer mit begehbarem Kleiderschrank, während auf der linken Seite ein Badezimmer zu finden ist. Am Eingang des Hauses gibt es auch einen kleinen, aber praktischen Abstellraum.

In der zweiten Etage befindet sich die zweite Wohnung, ebenfalls mit eigenem Zugang. Auch in diesem Fall betreten Sie ein großes Wohnzimmer mit Kochnische, von dem aus Sie Zugang zu einem großen Balkon mit Holzofen und Grill haben. Es gibt ein Schlafzimmer, ein Badezimmer und einen großen Dachboden, der über eine bequeme Holztreppe erreichbar ist. Die Größe des Dachbodens eignet sich hervorragend für die Einrichtung eines zweiten Schlafzimmers und eines kleinen Arbeitszimmers.

Aber das ist nicht alles……
Am Eingang der Wohnung im zweiten Stock gibt es eine Treppe (zu überprüfen), die Zugang zu einer schönen Terrasse mit atemberaubendem Blick auf das Dorf, das Meer und den Golf von Palermo gibt.

Casa Anciovi ist derzeit ziemlich heruntergekommen und benötigt zweifellos einige Arbeiten. Es ist jedoch strukturell solide, und eine Wohnung mit einer Terrasse mit Meerblick in Sizilien ist eine ausgezeichnete Investition. Wir können uns nur dafür entschuldigen, dass wir nicht in der Lage waren, Fotos mit weniger Unordnung zu machen, aber die Wohnung wird auf jeden Fall völlig leer übergeben.

Umgebung

Das Haus befindet sich im Zentrum von Aspra, nicht weit vom Fischerstrand entfernt.
Mit dem nahe gelegenen Markt und dem ständigen Strom von Menschen, die das Dolce Vita auf dem Platz und in den umliegenden Straßen genießen, werden…
