EQUESTRIAN ESTATE WITH PROVISION FOR 30 HORSES TOGETHER WITH HOLIDAY FARMSTAY, RESTAURANT AND SWIMMING POOL SET IN 50 ACRES OF BEAUTIFUL TUSCAN COUNTRYSIDE.
Wonderful ‘agriturismo’, a holiday farmstay, with a restaurant and a substantial riding school set in a beautiful piece of Lunigiana countryside of 200,000 sqm (50 acres). There are six double bedrooms, each with ensuite bathroom and independent entrances and access to the swimming pool and gardens which are let throughout the summer, as well as owner accommodation, commercial kitchen and restaurant with inside and outside dining overlooking a natural lake and the riding school. The riding school offers stabling for 30 horses. Now being offered as spectacular private home, or a fabulous business opportunity.
In a quiet country location, yet with easy access to the main Lunigiana town of Aulla, the setting is magnificent with breathtaking views. The old farmhouse retains a sense of charm and history, although it was thoroughly modernised in 2000. With a sense of tranquility and calm the ‘agriturismo’ offers guests a refuge from hectic lives and the six double bedrooms in the old barn are spacious and well-equipped for a perfect stay. The character remains with terracotta floors, old wooden beams now married with good modern bathrooms with showers.
The riding school can hold up to 30 horses in stables and there is a large, newly erected indoor riding arena, as well as three fields for the teaching of riding. The school offers lessons and course in riding, trails and excursions in the surrounding area and it hosts a number of events and competitions. The land area covers 50 acres with open meadows, self-managing woodland and some fruit trees. It is a very special piece of countryside.
The location has so much to offer. With easy access from Aulla, where there is a autostrada access, which means that the whole of Tuscany is on the doorstep once connected. The spectacular Ligurian beaches are within 30-40 mins and Lucca, Parma and Florence all make excellent trips to explore the history and culture of this area. Locally, there is a wonderful festa each year in August in the nearby village of Filetto, with shows and dances, stalls and street food. The larger Medievalis festa takes over the town of Pontremoli each summer, with people in costumes, competitions, shows and fireworks. Bagnone town, close by, is a lovely place for a coffee on the piazza, or to explore one of the great local restaurants for lunch. The theatre is very popular and is the hub of the town, with many exhibitions and events, as well as a programme of drama productions. Bagnone is a charming medieval town dominated by a castle and a cobbled piazza is ideal for watching the local town life go by while sipping a cappuccino in one of the many cafés. A river runs through the middle of the town and cobbled lanes with interlinking archways and restaurants are hidden under the stone vaults. Shops offering local produce and the backdrop of the mountains make this a particularly pretty town in the area. Lunigiana is a magical part of Tuscany. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only a little over half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing. The airports of Pisa, Parma and Genova are each just over an hour away.
