Casa Nella is located in the town of Mistretta, in the province of Messina.
It is a charming country house, immersed in the greenery and tranquility of the Sicilian hills in a panoramic and evocative position.
The property can be reached via a state road in excellent condition that leads from the Santo Stefano di Camastra highway exit to the hills of Mistretta.
Driving along this road for about 23 km among the hills, one can enjoy a splendid view of the sea, the landscape is truly breathtaking. The property is located at an altitude of about 600 meters. It therefore enjoys a cool and airy climate, which is particularly pleasant in the spring and summer months.
The house is about 14 km from the town of Mistretta, where you will be able to find groceries, stores, restaurants, bars, and all the main services.
The sea can be reached in about 30 minutes by car, while beautiful Palermo is only 100 km away. Falcone Borsellino International Airport can be reached in just over 1 hour and 30 minutes.
On the hills of Mistretta it will be possible to arrange walks immersed in the verdant hills among unspoiled nature with a wide variety of flora that contributes to the beauty of the place.
It will be possible to see the ancient bridge “Zu Pardo” and the famous waterfalls of Mistretta, which at 20 meters high are among the highest waterfalls in Sicily.

The House

The property is positioned on the northernmost part of the land.
From the yard positioned in front of the house it will be possible to view the entire olive grove.
The house is arranged on two floors.
On the ground floor there is an eat-in kitchen with a characteristic stone fireplace.
Continuing on the right side is a bathroom with shower and an additional room currently used as a hall.
On the upper floor, on the other hand, there are two large and bright bedrooms with access to two small balconies overlooking the valley.
The house definitely needs some work, but it is habitable even in its current condition.
In particular, the fixtures need to be replaced and the plumbing and electrical systems need to be updated.
Nevertheless, the solidity of the property is intact, the facade of the house is in good condition and there are no water infiltrations; the roof of the house was totally redone about 10 years ago.
The house also has two storage rooms that are useful and necessary in country houses.
The first one at the moment is used to house a small tractor needed to carry out plowing work on the land and to keep the property tidy (the tractor if desired can be purchased with a separate negotiation). In the second storage room are crammed all the tools and a motor cultivator.

The Land

The large plot of more than one hectare is definitely one of the highlights of the property. On it there are 200 olive trees.

Das Anwesen ist über eine Staatsstraße in ausgezeichnetem Zustand zu erreichen, die von der Autobahnausfahrt Santo Stefano di Camastra zu den Hügeln von Mistretta führt.
Wenn man auf dieser Straße ca. 23 km durch die Hügel fährt, kann man einen herrlichen Blick auf das Meer genießen, die Landschaft ist wirklich atemberaubend. Das Anwesen liegt auf einer Höhe von etwa 600 Metern. Es genießt daher ein kühles und luftiges Klima, das besonders in den Frühlings- und Sommermonaten angenehm ist.
Das Haus ist ca. 14 km von der Stadt Mistretta entfernt, wo man Lebensmittelgeschäfte, Läden, Restaurants, Bars und alle wichtigen Dienstleistungen finden kann.

Das Meer ist in etwa 30 Minuten mit dem Auto zu erreichen, während das schöne Palermo nur 100 km entfernt ist. Der internationale Flughafen Falcone Borsellino ist in etwas mehr als 1 Stunde und 30 Minuten zu erreichen.
Auf den Hügeln von Mistretta kann man Wanderungen inmitten der unberührten Natur mit einer vielfältigen Flora unternehmen, die zur Schönheit des Ortes beiträgt.
Man kann die antike Brücke „Zu Pardo“ und die berühmten Wasserfälle von Mistretta besichtigen, die mit einer Höhe von 20 Metern zu den höchsten Wasserfällen Siziliens gehören.

Das Haus

Das Anwesen befindet sich im nördlichsten Teil des Grundstücks.
Vom Platz vor dem Haus aus kann man den gesamten Olivenhain überblicken.
Das Haus ist auf zwei Etagen aufgeteilt.
Im Erdgeschoss befindet sich eine bewohnbare Küche mit einem charakteristischen Steinkamin.
Weiter geht es auf der rechten Seite mit einem Badezimmer mit Dusche und einem weiteren Raum, der derzeit als Wohnzimmer genutzt wird.
Im Obergeschoss hingegen befinden sich zwei große, helle Schlafzimmer mit Zugang zu zwei kleinen Balkonen mit Blick auf das Tal.
Das Haus muss auf jeden Fall renoviert werden, ist aber auch in seinem jetzigen Zustand bewohnbar.
Insbesondere müssen die Fensterrahmen ersetzt und die Wasser- und Elektroinstallationen erneuert werden.

Die Fassade des Hauses ist in gutem Zustand und es gibt keine Wassereinbrüche. Das Dach des Hauses wurde vor etwa 10 Jahren komplett neu gedeckt.
Das Haus verfügt auch über zwei Abstellräume, die in Landhäusern nützlich und notwendig sind.
Der erste wird derzeit genutzt, um einen kleinen Traktor unterzubringen, der benötigt wird, um das Land zu pflügen und das Grundstück in Ordnung zu halten (der Traktor kann in einer separaten Verhandlung erworben werden). Im zweiten Lagerraum befinden sich alle Werkzeuge und ein Motorkultivator.

Das Grundstück
