Surroundings

Sant’Elia – a fishing village with a ‘Côte d’Azur effect’ – the Concetta Apartment is located on the edge of the old fishing village of Sant’Elia. Some of the small, colourful fishing boats are still a reminder of this. They are moored on the village beach, frequented mainly by locals. Two large beach bars take care of the physical well-being.

There are few tourists here, because the village beach ‘Caletta di Sant’Elia’ (just the one advertised) is, but can be reached in less than 3 minutes from the Appartamento Concetta. No wonder it made the list of the FAI – Italian Foundation for the Protection of Monuments and the Environment.

You can swim here until autumn.
A natural swimming pool less than 200 metres away.

You can find everything in the nearby supermarket, and there are also many small shops, pharmacies, bars and some restaurants.

The flat

This is a 105 sqm flat on the ground floor of a three-storey residential building in a very characteristic Mediterranean architectural style. The building is still very new, but the flat has just been renovated and is in perfect condition.
One enters the flat via the well-kept common staircase, into the spacious living area with an open kitchen.
Inside the spacious and bright living room, there is a French door leading onto the balcony with a wonderful view of the hills.
A door leads from the living room to the zone. A small corridor presents on the right a bedroom a little further on the bathroom with tub.
On the left hand side there is a second large bedroom with bathroom. bathroom. From the room there is also access to the balcony from which there is a beautiful view of the promontory of Monte Catalfano.

Parquet flooring reigns supreme throughout the flat. The balcony is also made of wood.
All windows and shutters are made of wood and the windows are insulated.
The door is of course armoured and all newly renovated installations are up to standard.
There are connections for radiators in all rooms; the boiler must be purchased independently, depending on whether you only want to produce hot water or whether you also need heating. The installation of heating with radiators could also be carried out by the seller; the costs for this, including air conditioning, would not exceed 5,000 euros. Underneath the house is a communal underground garage with a large allocated parking space, which is large enough even for an SUV or limousine such as the E-class or Audi A6.

This is a ‘zero trouble’ flat with a technical and equipment level of a new Central European building, despite being located in a traditional small fishing village on the Mediterranean Sea.

It is a property where one can even grow old, as there are no architectural obstacles, only a few steps to enter the house. The price is right and the location is lovely.

Umgebung

Sant’Elia – ein Fischerdorf mit “Côte d’Azur-Effekt” – das Concetta Apartment liegt am Rande des alten Fischerdorfes Sant’Elia. Einige der kleinen, bunten Fischerboote erinnern noch daran. Sie liegen am Strand des Dorfes, der hauptsächlich von Einheimischen besucht wird. Zwei große Strandbars sorgen für das leibliche Wohl.

Es gibt nur wenige Touristen hier, weil der Dorfstrand ‘Caletta di Sant’Elia’ (nur die eine beworben) ist, kann aber in weniger als 3 Minuten von der Appartamento Concetta erreicht werden. Kein Wunder, dass es in die Liste der FAI – Italienische Stiftung für Denkmal- und Umweltschutz – aufgenommen wurde.

Sie können hier bis zum Herbst schwimmen.
Ein Naturschwimmbad ist weniger als 200 Meter entfernt.

Im nahe gelegenen Supermarkt findet man alles, außerdem gibt es viele kleine Geschäfte, Apotheken, Bars und einige Restaurants.

Die Wohnung

Es handelt sich um eine 105 m² große Wohnung im Erdgeschoss eines dreistöckigen Wohngebäudes in einem sehr charakteristischen mediterranen Baustil. Das Gebäude ist noch sehr neu, aber die Wohnung wurde gerade erst renoviert und ist in perfektem Zustand.
Man betritt die Wohnung über das gepflegte gemeinsame Treppenhaus in den großzügigen Wohnbereich mit einer offenen Küche.
Im geräumigen und hellen Wohnzimmer gibt es eine Flügeltür, die auf den Balkon führt, von dem aus man einen herrlichen Blick auf die Hügel hat.
Vom Wohnzimmer aus führt eine Tür in die Zone. Ein kleiner Korridor führt rechts in ein Schlafzimmer und ein wenig weiter in ein Badezimmer mit Badewanne.
Auf der linken Seite befindet sich ein zweites großes Schlafzimmer mit Bad. Vom Zimmer aus hat man auch Zugang zum Balkon, von dem aus man einen schönen Blick auf das Vorgebirge des Monte Catalfano hat.

In der gesamten Wohnung ist Parkett verlegt. Der Balkon ist ebenfalls aus Holz.
Alle Fenster und Fensterläden sind aus Holz und die Fenster sind isoliert.
Die Tür ist natürlich gepanzert, und alle neu renovierten Installationen entsprechen dem Standard.
In allen Räumen gibt es Anschlüsse für Heizkörper; der Heizkessel muss unabhängig davon gekauft werden, ob Sie nur Warmwasser erzeugen oder auch heizen möchten. Der Einbau einer Heizung mit Heizkörpern könnte auch vom Verkäufer durchgeführt werden; die Kosten dafür würden einschließlich der Klimaanlage 5.000 Euro nicht übersteigen. Unter dem Haus befindet sich eine Gemeinschaftstiefgarage mit einem großen Stellplatz, der sogar für einen SUV oder eine Limousine wie die E-Klasse oder den Audi A6 ausreicht.

Es handelt sich um eine “Null-Problem”-Wohnung mit einem technischen und Ausstattungsniveau eines mitteleuropäischen Neubaus, obwohl sie in einem traditionellen kleinen Fischerdorf am Mittelmeer liegt.

Es ist ein Anwesen, in dem man auch alt werden kann, denn es gibt keine architektonischen Hindernisse, nur ein paar Stufen, um das Haus zu betreten. Der Preis stimmt und die Lage ist schön.
