Fabulous two/three bed village house (174 sqm) in the most glorious setting next to the castle tower and with views of the mountains from the pretty terrace and balcony. The house is in two parts which are not connected, but which link together to offer a great deal of flexibility in the way in which they can be used. The exposed stone, high ceilings and light rooms which flow to the balcony or terrace are easy spaces to enjoy and full of character and can be used with home and rental options. The property has two/three bedrooms and two bathrooms and flexible living space.
On the upper level is a modern, well-equipped kitchen with high ceiling open to the dining room, with a lovely wood-burning stove which flows through to the sitting room, also with wood-burner, which opens onto the balcony with a spectacular view to the mountains. There is a large double bedroom, a small room currently used as a dressing room (could be a small bedroom) and a large bathroom. Gas central heating.
On the lower level, with independent access, is a kitchen with large ‘taverna’ or open studio which opens through double doors onto a lovely stone paved patio garden where there is a perfect vine-covered pergola for outside dining. There is a further large room and bathroom. Pellet stove for heating.
The property was renovated in 2003 with new roof, electrics, heating, plumbing, floor tiling and new chestnut-wood doors and windows. There is mains water and drainage and mains gas and electricity.

With parking in the village piazzas, the house is reached from the charming, cobbled little lane which runs through the village. Set almost next to the castle tower (dating from the 800s), with stunning, open views to the mountains, this lovely house is in a little hamlet just above Comano in the Lunigiana hills. A footpath from the village leads through the woods to Comano itself and all around are wonderful walking trails in the hills. Comano is a town at the head of the Taverone valley with a backdrop of the breathtaking Apennine Mountains. The town, which is surrounded by the farmland, hosts an annual horse festival in the summer and offers a good selection of facilities, with restaurants, shops and coffee bars and a friendly local community.
Lunigiana is a magical part of Tuscany. The hills which encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. There are great days out to be had in all of Tuscany, including Florence, Pisa, Lucca and the stunning coastline and the airports of Pisa, Parma and Genova are each just over an hour away.
Distances: Comano (shops, restaurants, bars) 1 km, Aulla (train & autostrada) 18 km, Lerici (beaches) 40 km, Cinque Terre 50 km, Lucca 90 km, Pisa (airport) 100 km.
