Beautiful Tuscan manor house, from 1894, with a magnificent terrace, land, outbuilding and wonderful views in the Lunigiana area of Tuscany. The house is presently arranged so it can be used as a lovely family home with ample guest accommodation, or it can be used as two independent units, perfect for home and rental options. In total there are seven bedrooms and five bathrooms, and plentiful, elegant living space.
The entrance is through a heavy, wooden ‘portone’ door and into a large hallway. There is a nicely fitted country kitchen with separate dining room and a large, impressive living room, opening onto terrace, with frescos on the walls and a fireplace, full of character with original antique terracotta floors. Also on this level are three bedrooms and bathroom. A striking feature of the property is the large, stone-flagged terrace of 100 sq meters, which is a perfect place to enjoy lunches in the sunshine and from which to take in the wide countryside view.
On the second floor is another large hall and another living room and a kitchen/ dining room with fireplace and with a breakfast area and a utility room. Also, four bedrooms, two with private bathrooms, and another bathroom with shower. Beautiful wooden floors throughout this floor.
On the lower level are original, stone vaulted ‘cantina’ (store rooms), with cobbled floors, wine cellar, a ‘taverna’, a bathroom with shower and the boiler room. Garage.
The accommodation is a total of 440 sq meters plus the basement level of a further 310 sq meters.
Outside as well as the wonderful terrace there is a covered porch with barbecue and perfect for sociable gatherings. There is also a large outbuilding (85 sq meters) and a small further stone outbuilding. The land is over 7,000 sqm (around 1.75 acres). There is plenty of space for a swimming pool (subject to planning).
The house was restored partially in 2005 and again in 2015 and is now presented in excellent condition throughout. The main features of the property have been retained, giving an air of light and space with a relaxed elegance combined with rustic features.
Easy car access and gated, private parking for several cars.
