Beautiful stone farmhouse with private garden of about 2,500 sqm surrounding the property and enjoying a spectacular view. Entrance via pedestrian gate and two driveway gates, the main one is electric and gives access to the parking area at the front of the house, the other gives access to the garden at the back of the house. The house has two terraces: one currently used as a relaxation area and the other furnished with tables and chairs for eating outside. The view from the latter is really beautiful and very open, particularly spectacular at sunset. From there and also from the garden you can admire a suggestive frame of the Tuscan countryside as well as the village of San Gimignano and the village of Certaldo Alto. The main entrance to the farmhouse leads into the living room furnished with sofas, a cosy fireplace and also equipped with a useful pellet stove. A beautiful arch divides the living room from the kitchen and dining area. The kitchen is also equipped with a pantry area. From the living room, going down a few steps, there is access to a large bathroom with shower, laundry area and storage area. From the kitchen, going up the stairs, there is access to the first floor with 3 bedrooms and a bathroom with tub/shower. The two double bedrooms are very bright thanks to the presence of two and three windows respectively. One of the two rooms boasts a beautiful view as does the adjoining bathroom. The other bedroom is a single but can be converted into a third double if desired. In 2000 when the renovation was carried out all the foundations were made with piling to make the farmhouse very stable and to safeguard against humidity, a hollow space was created all around the property (accessible and used as a storeroom). The farmhouse is a former watchtower and therefore, as can be imagined, boasts a very wide view.
The farmhouse is located in a very strategic area in the heart of Tuscany, 30 minutes from Florence and 35 minutes from Siena. In 10 minutes, you can reach both the Florence-Siena motorway and the Florence-Pisa-Livorno highway. It is located on the border between the municipalities of Certaldo and Barberino Tavarnelle, exactly 1 km from the village of Fiano, which is therefore easily reached by car but also on foot. Fiano is a small hamlet with all the necessary services, i.e. grocery store/butchery/greengrocer, a bar, a newsagent, a bank, a post office, a pizzeria, a restaurant and a kindergarten. In less than 10 minutes by car you can reach both Certaldo and Tavarnelle, which have supermarkets and all other services. The farmhouse is reached by a white road of about 600 metres near the famous Santa Maria Novella Castle. Although the property has four other houses nearby, it enjoys the right amount of privacy as it is the last one on the road.
