Just outside the historic centre, like an appendix to the village resting on the green and the rock, stands this exceptional detached sky-terrace with its rounded shape that overlooks the Tiber Valley and points straight at Rome as the crow flies.

On the upper floor, which can be reached via the original brickwork stairs, we find the sleeping area composed of a bathroom with hallway for wardrobes and no less than three bedrooms: the master double with terrace, another double and a single with loft and double bed. In the basement, with two independent entrances, we have spacious rooms for cellar use in the unfinished state with predispositions for water and electricity, as well as the cave of about 20 square metres for cellar use and storage located to the side of the ground floor entrance.
Outside, amidst the vegetation of the cosy garden protected by the house, there is a small stone tool shed; not far away, going down the opposite side and following a short driveway that passes right under the terrace, there is a strip of land where there is the possibility of creating a vegetable garden.
Ready to be lived in, the house offers an excellent solution for holidaying and relaxing with relatives and friends far away from the chaos of the city. Also excellent as a permanent home, if you want a rural and characteristic context.

On the Umbria-Lazio border lie a number of historic villages, including Calvi dell’Umbria, 400 m above sea level in the province of Terni, overlooking the Tiber Valley and dominating the hills coloured by vines and olive trees. Not far from the capital, the municipality of Calvi, with just 1,800 inhabitants, represents the extreme tip of Umbria and is just one hour’s drive from Rome, thanks to the A1 motorway access at Magliano Sabina.
Surrounded by various places of cultural and natural interest, the house enjoys all the services in the village. Northbound a few km to Narni, less than 30 minutes by car.
Also nearby is access to the E45 to Perugia and the major urban centres, as well as the city of Terni, about 40 minutes by car and just after Narni.
Nearby is the Tyrrhenian Sea, 100 km to the north-east in the direction of Viterbo, the shortest route also to Lake Bolsena. A perfect place for a second home not too far from the cities and the most interesting unspoilt places that central Italy has to offer.
