Montelovesco Retreat

In a panoramic position, immersed in the Umbrian Apennines, between Gubbio and Perugia, property currently used as an accommodation facility, consisting of a main farmhouse and two annexes, for a total of approximately 850 m2, with 39 hectares of land and a swimming pool and tennis court that needs some attention.

The main farmhouse, measuring approximately 550 m2 on two floors, is currently divided into five apartments. On the ground floor, the first apartment comprises a large entrance hall, a bedroom which is accessed from the hall, living room with fireplace, large open kitchen, a bathroom and laundry area with access from the kitchen and another room, used used as storage, where a bedroom with bathroom can be created, and an external area with pergola and wood-burning oven.

The second apartment consists of an entrance hall with living area and open kitchen, two bedrooms and a bathroom. The third apartment, also on the ground floor, consists of a kitchenette, a bedroom and a bathroom. On the same floor there is also a large room currently used as a gym and a open loggia of about 80 m2. On the first floor there are two apartments, the first consists of a large entrance hall and living area, three bedrooms, two bathrooms and an eat-in kitchen.

The other apartment consists of an entrance hall with living area and open kitchen, two bedrooms and a bathroom. Separated from the main house, there are two outbuildings measuring approximately 130 m2 and 170 m2, completely renovated, which houses a total of four apartments. The first annex has an apartment comprising entrance hall with kitchenette, two bedrooms and two bathrooms with shower.

The second apartment has an entrance hall with kitchenette, two bedrooms and a bathroom. In the second annex, the first apartment comprises an entrance hall with living area and kitchenette, two bedrooms and a bathroom with shower.

The second apartment consists of a living area with kitchenette, two bedrooms, two bathrooms. All the ground floor apartments have an external pergola with a liveable area for eating al fresco and have independent access. Inside the property there are two water cisterns both connected to all the apartments.

The first receives water directly from a natural spring owned while the second can be filled with municipal water. A pleasant relaxation area with pergola has been created above the second cistern. The heating in the main building is powered by hydro-pellet stoves while in the annexes the heating is on LPG. The property includes 39 hectares of land, divided between pastures, woods and arable land, a beautiful panoramic swimming pool, a tennis court and numerous green areas surrounding the buildings, as well as wonderful lavender, thyme, and rosemary plants. There are numerous trekking routes in the surrounding valleys, which allow you to immerse yourself in the Mediterranean scrub and in the spirituality of those places.
