Beautiful hamlet with farm business for sale. “Il Pornello” is located among Montegiove, Parrano and San Venanzo, in the province of Terni. It is composed of different buildings and lands, the majority of which of sole property. Several plots of land are part of the property too. Their total surface is of about 600 ha. “Il Pornello” dates back to 12th century. Thanks to its historicity, it still maintains a unique charm. Near the border with Tuscany and Lazio, this hamlet is located in Umbria at about 427 MAMSL. The whole hamlet and the buildings of the agricultural farm should be upgraded in order to bring the history and culture of the territory back to life. For a total surface of about 3310 sqm, the hamlet includes 9 property. Thanks to the four farmhouses near the main buildings, it is also possible to obtain some additional volumes. All the properties are characterized by stone and bricks external facades, frescoed walls, prestigious finishing, wooden beams and rare potteries. Some buildings are currently in a good state of maintenance while the more distant ones need a reconstruction. As happened in the past for “La Scarzuola”, a possible upgrading of the prestigious “Il Pornello” hamlet would probably benefit a touristic recovery too. The whole hamlet “Il Pornello” could be an ideal touristic accommodation aimed to the upgrading of an historically-and-culturally important urban area. The possibility of creating suites, apartments and farmhouses of a great level to enter into the touristic rental market would cover the needs of a large section of the market. The idea of bringing, even though the support of the locals, the ancient traditions and habits back to life is amazing: historical re-enactments, dinners and horse excursions into the surroundings. Surely, the increasing of the farm business will demand more attention because it is the real source of income for the locals. For this reason, through a repayment plan, it will be also possible to create and modernise a fundamental section as the agricultural one in order to obtain positive results within a medium-long term.
Immersed into an unpolluted landscape, exactly midway between Rome and Florence, this hamlet is surrounded by several prestigious thermal centres (e.g.: Fonteverde in San Casciano Dei Bagni), as well as by many artistic- and cultural- interest centres. The Scarzuola monastery and the Monte Peglia natural park can be reached in a few minutes. Monteleone D’Orvieto, Città Della Pieve, Orvieto, the Bolsena Lake, Bomarzo, Volterra, Perugia, Spoleto, Assisi are just a half-hour distant. Montepulciano, Montalcino, Pienza and Siena are an hour and a half from here. The Tyrrhenian coast and the area of Grosseto (Parco Dell’Uccellina and Monte Argentario) can be reached in two hours and a half. The most useful motorway connections are the A1 motorway exit of Fabro and the E45 exit of Marsciano. The closest train stations are in Fabro and Chiusi, the Rome-Florence direct railway junction. The nearest airport is the one of Perugia.
