Villa with exceptional exposure, overlooking the Sabina, as the crow flies to Rome. Surrounded by greenery and a few houses, the house was built from an old building of the ‘900, used until the ‘50s as a local school center and transformed into residential use starting from the ‘80s. Today it is impeccably presented, thanks to the important renovations undergone, especially on the lower floor, built just 10 years ago with valid anti-seismic and energy efficiency measures, using excellent raw materials also in the finishes.
It is spread over 3 levels. The most recent, underground only on the north side, consists of a large tavern, with closet at the entrance, bar corner and living room with thermal fireplace, bathroom and spacious recreation room which leads to the external courtyard and garage, going down stairs. All well lit thanks to large windows, designed to make the most of the south-east exposure.
Upstairs (the last floor) we find a large dining room, with entrance door, stone fireplace and corner kitchen finely made of masonry, follows a corridor with utility room for the sleeping area consisting of 2 bathrooms and 4 bedrooms: 2 singles and 2 doubles; from these you access the large panoramic balcony, for an exceptional view of the mountains and the valley, with even a slight glimmer of the dome of San Pietro, on summer days of maximum clarity.
High energy class, thanks to all the efficiency elements, integrated and proper to the structure. Air conditioning in two systems, with convectors and radiators, which can be combined with the sole use of the fireplace stove. Internet with double service, fwa and landline. Anti-seismic, comfortable and spacious, with total privacy.
Outside: independent entrance on the porch on the upper floor, communicating with a large terrace, equipped with a masonry kitchenette, gazebo and outbuilding to be completed, used as a warehouse. Going down, we find courtyard and garden on a small terrace, with the possibility of building a swimming pool. Below, enclosed square with electric gate and annex used as a cellar and tool shed.
Each space with vegetation is reached by irrigation, via a well-arranged network of pipes. Just outside the gate, therefore bordering the house, the land owned, partly wooded, where there are olive trees, rows of grapes, a vegetable garden and various plants.
Served by the essentials in the municipality to which it belongs, the property is located in an uncontaminated environment, in which to enjoy nature and history, away from the chaos of urban centers.
Excellent for families or for living with all the comforts of a modern home, maintaining the typical rural style, for a healthy outdoor life in absolute tranquility.
The property is located in one of the best residential areas on the Umbria-Lazio border, facing the Sabina valley, in the direction of Rome. Cottanello of Castiglione belongs to the Lazio Region, but is much closer to Umbria and the city of Terni, with a distance of 20 km which can be covered in less than half an hour, through the hills and countryside. A little further away is the city of Rieti, its province, 27 km away in 35 minutes via the pass of Fontecerro.
Heading south to Rome, we find access to the A1 in about 40 minutes, at Ponzano Romano, from which you can then reach the capital in about half an hour and Fiumicino airport in another 40 minutes.
Heading north to Florence, preceded by Orvieto, there is access to the A1 at Orte via Narni, in similar distances and times.
