Ancient town house masterfully renovated over the last few decades, with excellent materials and fine finishes. All the internal doors and the kitchen are made of oak, handcrafted ceramic handles, induction cooker, parquet and waxed terracotta floors. The vaulted arches and stone thresholds have been maintained as well as all the original details, such as some small spaces, from which closets, wardrobes and niches have been created. Restoration with attention to the smallest details, with anti-seismic structural interventions and energy efficiency (class C) with roof renovation, construction of an internal coat and insulating fixtures. The house is developed on 3 levels plus habitable attic. On the ground floor there is an entrance with a gate onto a large courtyard, a welcoming living room with fireplace and kitchenette, corridors, bedroom and bathroom. Going up, via a spiral staircase in precious wood, we find a small bathroom and bedroom with a roof terrace with a breathtaking view of the mountains. Going down to the first basement floor, we find two bedrooms, one with a walk-in closet, each with a hallway and ensuite bathroom, one of which with a bathtub. Finally, on the second basement floor there is a bright and warm tavern thanks to the large fireplace with ventilated flue, with kitchen, laundry room and secondary entrance with the original door. Outside, a courtyard of about 90 square meters with a wooden sauna and barbecue, a few meters from the courtyard there is a sun terrace, an external staircase leading to an independent entrance, a tavern and finally an area for vehicles.
Overlooking the mountains that protect the Valnerina, at about 700 meters above sea level, at the foot of Monte Coscerno, the ancient castle of Caso was already a small semi-independent community of Spoleto since the 13th century. Today Caso is a fraction of Sant’Anatolia di Narco, in the center of Valnerina, a few minutes by car and with all the services, it still enjoys all the beauties of the place despite the modern era, from the completely restored village to the pristine greenery that surrounds it making it extremely peaceful. In the area there is a wide choice of trekking routes and other activities in natural environments.
Spoleto, the city of the Festival dei Due Mondi and its train station are about 20 minutes by car. Less than 1 hour from Perugia and from the International Airport San Francesco d’Assisi. Just over 30 minutes from Foligno. Still by car, Rome and the airports are 2 hours away, via the Flaminia road passing through Spoleto and Terni.
The perfect home for anyone looking for peace and tranquillity, in a mountainous location, without renouncing all modern comforts, with the possibility of using all telecommunications and public mobility services. Also excellent as an investment in the tourism sector, with business already underway.
