In the sunny south-east of Sicily, we have a very special rustic property here, consisting of four independent residential units, a large warehouse or stable and a plot of land measuring approx. 10,000 square metres.

The property

Baglio Caterina is located in the south-east of Sicily. The history of this property tells that it is an old school from the middle of the 19th century, which was divided over time into these different residential buildings. The plot on which these houses stand is almost at ground level and all but one floor is on the ground floor, making them very suitable for the elderly or disabled. The building material of this property is the classic white stone that is found in the Ragusa area and that we have seen so often on the beautiful walls along the country roads.

The property consists of a large plot of 9000 square metres, mainly planted with olive trees (approx. 80 trees) and fruit trees. In front of the properties there is an artificially lit plot of about 1000 square metres with trees and ornamental plants, an 8 x 4 m unfenced swimming pool, a large garage, a storeroom and a very large building that can be used to store tools or as a greenhouse. The four completely independent living units are divided as follows:

1. spacious living room/kitchen + 2 bedrooms and two bathrooms (one of the two bedrooms has a fairly large loft that can be used as a study or emergency bedroom and is accessible via a comfortable staircase with railings).

The house is divided as follows: the first room contains a large kitchen/living room and also has a bathroom with shower. From this room you can continue to the middle area of this house, where there is currently a desk and a gallery on which you can even stand and where there is currently also a bed. The third room is a large bedroom and there is also a toilet with shower. All rooms have access through a large French window to the patio, which all the other houses also look onto.

Not even the owner knew if it still worked. A bathroom with a shower leads off this hallway. We then enter the not very large kitchen-cum-living room, which also has a dining table for four people. The next room is used as a bedroom, but would actually be ideal as a living room, as it is a passageway to get to the large bedroom, where there are four beds at the moment.

In a large part of this house there are beautiful old lava stones on the ground.

Im sonnigen Südosten Siziliens haben wir hier eine ganz besondere rustikale Immobilie, die aus vier unabhängigen Wohneinheiten, einem grossen Lager bzw. Stall und einem ca. 10.000 qm grossen Grundstück besteht.

Die Immobilie
Das Baglio Caterina liegt im Süd-Osten Siziliens. Die Geschichte dieser Immobilie erzählt, dass es sich um eine alte Schule aus der Mitte des 19. Jahrhunderts handelt, die im Laufe der Zeit in diese verschiedenen Wohnhäuser aufgeteilt wurde. Das Grundstück, auf dem diese Häuser stehen, ist fast ebenerdig, die Häuser befinden sich bis auf eine Etage im Erdgeschoss und sind somit auch für ältere oder behinderte Menschen sehr gut geeignet. Das Baumaterial dieser Immobilie ist der klassische weiße Stein, den es hier in der Gegend um Ragusa gibt und den wir auch so oft auf den wunderschönen Mauern entlang der Landstraßen gesehen haben.

Das Anwesen besteht aus einem großen Grundstück von 9000 qm, das hauptsächlich mit Olivenbäumen (ca. 80 Bäume) und Obstbäumen bebaut ist. Vor den Grundstücken befindet sich ein ca. 1000 m² großes, künstlich beleuchtetes Grundstück mit Bäumen und Zierpflanzen, einem 8 x 4 m großen, nicht eingezäunten Schwimmbad, einer großen Garage, einem Abstellraum und einem sehr großen Gebäude, das zur Lagerung von Werkzeugen oder als Gewächshaus genutzt werden kann. Die vier vollkommen unabhängigen Wohneinheiten sind wie folgt aufgeteilt:

1. Geräumiges Wohnzimmer/Küche + 2 Schlafzimmer und zwei Bäder (eines der beiden Schlafzimmer hat einen ziemlich großen Dachboden, der als Arbeitszimmer oder Notschlafzimmer genutzt werden kann und über eine bequeme Treppe mit Geländer erreichbar ist).

Das Haus ist folgendermaßen aufgeteilt: das erste Zimmer beinhaltet eine große Wohnküche und hat außerdem ein Badezimmer mit Dusche. Von diesem Raum kann man weitergehen in den mittleren Bereich dieses Hauses, in dem sich momentan ein Schreibtisch befindet und eine Empore, auf der man sogar stehen kann und in dem sich zurzeit auch ein Bett befindet. Der dritte Raum ist ein großes Schlafzimmer und es gibt dort ebenfalls eine Toilette mit Dusche. Alle Räume haben einen Zugang mit einer großen Fenstertür in Richtung des Innenhofs, auf den alle anderen Häuser ebenfalls schauen.

Zwei Schlafzimmer und 1 Badezimmer; das zweite Haus befindet sich in der Ecke des Innenhofs; man betritt dieses Haus, und es gibt dort ein Badezimmer mit Dusche, dann im mittleren Bereich des Hauses ein Esszimmer mit einer Kochnische und dahinter ein abgeschlossenes, großes Schlafzimmer mit Fenster

3. Wohnzimmer/Küche, zwei Schlafzimmer und ein Badezimmer. Diese Wohneinheit im Erdgeschoss hat eine Zentralheizung. Direkt neben der Eingangstür befindet sich ein altertümlicher Holzofen. Ob dieser noch funktioniert, wusste nicht einmal der Besitzer. Von diesem Flur geht ein Badezimmer mit Dusche ab.
