The property

The house is located in a quiet neighbourhood of old Avola on the edge of the old town. From here it is only about 1000 m to the sea and about 500 m to the centre. The property is located on a street corner, there are one-way streets and therefore the traffic is quiet. The rather large house is a warm, red-brown colour.
It is a house on the corner of a quiet street and is therefore exposed on two sides.

You enter the house from the street and come directly into a large room that leads into a spacious kitchen, from which you have access to a bathroom with shower and a laundry room. Also from the kitchen there is access to a bright, large bedroom. From the entrance hall, a marble staircase leads to the upper floors.

First floor:
Hallway leading to double bedroom with balcony and beautiful gritstone floor. Large renovated bathroom with bathtub. Second bedroom also with balcony and split-level floor. The staircase continues to an upper floor where there is a dining room with access to a large terrace, which is partly carefully covered with wood. It would be conceivable to install a kitchenette on this floor in order to shift the main use of the house and utilise the outside area at the same time. The house is presented in perfect condition and looks almost as good as new. All materials have been carefully selected by the Swiss owners and the workmanship in the current renovation is of a high standard. As all houses in this area have to contend with rising damp, the walls have also been fitted with a ventilation system on the outside.
There is also a garage – rather rare in this area – with a suspended floor, which is beautifully constructed from wood and from which you can access the terrace above the garage through a trapdoor. This terrace could also be extended, as the owners expressly point out. The garage is also connected to the house inside.

The surrounding area

Ávola is a small town in south-east Sicily with around 30,000 inhabitants. In addition to tourism, the popular seaside and holiday town lives mainly from agriculture. Wine and almond production are among the main sources of income. Like Noto, the original Ávola (Ávola Vecchia) was completely destroyed by the severe earthquake in 1693. At the end of the 17th and beginning of the 18th century, Ávola was rebuilt as a Baroque planned town on the plain around 8 kilometres away. The old town centre is therefore still based on a hexagonal layout.

Ávola’s main square, Piazza Umberto I, is where the town’s main streets meet. Die Immobilie

Das Haus befindet sich in einem ruhigen Stadtviertel des alten Avola am Rande der Altstadt. Von hier sind es bis zum Meer nur circa 1000 m und bis zum Zentrum ungefähr 500 m. Die Immobilie befindet sich an einer Straßenecke, hier gibt es Einbahnstraßen und deshalb ist der Verkehr ruhig. Das recht große Haus präsentiert sich in einem warmen, rotbraunen Farbton.
Es handelt sich um ein Haus an der Ecke einer ruhigen Straße, das daher auf zwei Seiten exponiert ist.

Man betritt das Haus von der Straße und kommt direkt in einen großen Raum, der in eine geräumige Küche führt, von der man Zugang zu einem Badezimmer mit Dusche und einer Waschküche hat. Ebenfalls von der Küche aus hat man Zugang zu einem hellen, großen Schlafzimmer. Vom Eingangsraum aus führt eine Marmortreppe in die oberen Stockwerke.

Erster Stock:
Flur, der zu einem Doppelschlafzimmer mit Balkon und schönem Splittboden führt. Großes renoviertes Badezimmer mit Badewanne. Zweites Schlafzimmer ebenfalls mit Balkon und Splittboden. Die Treppe führt weiter in ein Obergeschoss, wo sich ein Esszimmer befindet, von dem aus man Zugang zu einer großen Terrasse hat, die teilweise sorgfältig mit Holz überdacht ist. Es wäre denkbar, auf dieser Etage eine Küchenzeile einzurichten, um die Hauptnutzung des Hauses zu verlagern und gleichzeitig den Außenbereich zu nutzen. Das Haus präsentiert sich in einem perfekten Zustand und macht fast einen neuwertigen Eindruck. Alle Materialien wurden von den Schweizer Besitzern mit Bedacht ausgesucht und die Verarbeitung bei der jetzt durchgeführten Renovierung ist auf hohem Niveau. Da alle Häuser in dieser Gegend mit der aufsteigenden Feuchtigkeit zu kämpfen haben, wurden die Wände auch im Außenbereich durch ein Entlüftungssystem ausgestattet.
Es gibt zudem eine Garage – in dieser Gegend eher selten – mit einem Hängeboden, der schön aus Holz gebaut ist und von dem aus man durch eine Falltür auf die Terrasse über der Garage gelangt. Diese Terrasse könnte auch noch ausgebaut werden, darauf weisen die Besitzer ausdrücklich hin. Die Garage ist auch mit dem Haus im Inneren verbunden.

Die Umgebung

Ávola ist ein kleines Städtchen im Südosten Siziliens mit ca. 30.000 Einwohnern. Die beliebte Bade- und Ferienstadt lebt neben dem Tourismus hauptsächlich von der Landwirtschaft. Wein- und Mandelerzeugung gehören zu den Haupteinnahmequellen. Das ursprüngliche Ávola (Ávola Vecchia) wurde wie Noto 1693 durch das schwere Erdbeben komplett zerstört. In der rund 8 Kilometer entfernten Ebene wurde Ávola Ende des 17., Anfang des 18. Jahrhunderts als barocke Planstadt wieder neu errichtet. Die Altstadt basiert daher immer noch auf einem sechseckigen Grundriss.
