The neighbourhood

Triscina is a small seaside resort that belongs to the municipality of Castelvetrano and is located in the extreme south-west of Sicily in the province of Trapani. It is a summer resort for the neighbouring towns of Palermo, Trapani and Marsala. The beach is really “top”, the place lives from it, some bars and shops are also open in winter, but the real life here is from June to the end of September. During the rest of the year it is quiet here, long walks on the beach, bike tours, enjoying the sun and exploring the surrounding area are the order of the day. Mazara del Vallo is also not far away and is home to the largest fishing harbour in Sicily. Sciacca and Menfi are also interesting excursion destinations just a few kilometres away. Even closer is the largest archaeological site of ancient treasures in Europe, just a few minutes away: Selinunte.

The property

This property is located in the street number 52 A, which is approximately the centre of the village of Triscina. From here it is only 15 metres to the village street, where most of the shops and bars are located. The street in front of the house is also asphalted and you can park both in front of the house and in the large courtyard.
The house is spread over three levels, with the living area with kitchen/living room and toilet on the ground floor and three bedrooms and a second bathroom on the first floor. The huge roof terrace of approx. 65 square metres is located above, from here you have a great sea view.
Even though this house is lived in during the summer, it is in need of complete renovation. There are no cracks or damp in the walls, but everything looks old-fashioned and has not been used for a long time.
The rooms are relatively large, each living level has around 70 m². The roof terrace also measures around 65 m². And from here you have a beautiful view over the village and of course the nearby sea.

Triscina is a seaside resort, but – when the photos were taken – it was mid-November and even at this time of year I saw lots of people in the village. There is a small supermarket nearby and a large bar open all year round. From here it’s a 10-minute drive to Castelvetrano, where you’ll find all the shops and DIY stores. Castelvetrano has a motorway access and Palermo airport is about 40 minutes away. The owners are asking €90,000 for this property, which seems justified given its location and size. The amount of the renovation costs depends on how much you are able to do yourself and what you are looking for in a flat.

Die Umgebung

Triscina ist ein kleiner Badeort, der zur Gemeinde Castelvetrano gehört und der sich im äußersten Südwesten Siziliens in der Provinz Trapani befindet. Es ist eine Sommerfrische der umliegenden Städte wie Palermo, Trapani und Marsala. Der Strand ist wirklich „top“, der Ort lebt davon, einige Bars und Geschäfte sind auch im Winter geöffnet, aber das richtige Leben hier ist von Juni bis Ende September. Im Rest des Jahres ist es hier ruhig, lange Strandspaziergänge, Fahrradtouren, die Sonne genießen und auch die Umgebung erkunden sind dann angesagt. Mazara del Vallo ist auch nicht weit entfernt, hier ist der größte Fischerhafen Siziliens. Ebenso Sciacca und Menfi sind interessante Ausflugsziele, nur wenige Kilometer entfernt. Noch näher ist das größte Ausgrabungsgebiet antiker Schätze Europas in nur wenigen Minuten Entfernung: Selinunte.

Die Immobilie

Diese Immobilie befindet sich in der Straße Nummer 52 A, was ungefähr die Mitte des Dorfes Triscina betrifft. Von hier sind es nur 15 m bis zur Dorfstraße, an der die meisten Geschäfte und Bars liegen. Auch die Straße vor dem Haus ist asphaltiert und man kann sowohl vor dem Haus als auch im großen Innenhof parken.
Das Haus erstreckt sich über drei Ebenen, wobei im Erdgeschoss der Wohnbereich mit Wohnküche und Toilette ist und im ersten Stock drei Schlafzimmer und ein zweites Badezimmer. Die riesige Dachterrasse von ca. 65qm Größe befindet sich darüber, von hier haben Sie einen tollen Meerblick.
Auch wenn dieses Haus im Sommer bewohnt wird, ist es komplett renovierungsbedürftig. Es gibt keinerlei Risse oder Feuchtigkeit im Mauerwerk, aber alles wirkt altmodisch und lange nicht genutzt.

Triscina ist ein Badeort, trotzdem – als die Aufnahmen gemacht wurden – war es Mitte November und auch in dieser Jahreszeit habe ich viele Menschen im Dorf gesehen. Ein kleiner Supermarkt ist ganz in der Nähe, auch eine größere Bar ist ganzjährig geöffnet. Von hier aus fährt man in 10 Minuten nach Castelvetrano, dort gibt es alle Geschäfte und auch Baumärkte. Castelvetrano hat eine Autobahnauffahrt und in circa 40 Minuten ist man am Flughafen Palermo. Die Besitzer rufen für diese Immobilie 90.000 € auf, was auch wegen der Lage und der Größe gerechtfertigt erscheint. Die Höhe der Renovierungskosten richtet sich danach, wie viel sie an Eigenleistungen bringen können und welchen Anspruch sie an eine Wohnung haben.
