The property

Lascari is a village just 2 km from the sea, situated at an altitude of around 100 metres on the foothills of the Madonie mountains. The village has around 3000 inhabitants and most of them live from agriculture. There is a railway station which connects the village directly with Cefalù and Palermo. This means that beautiful sandy beaches can be reached in just 10 minutes from the house.

The total floor area of the house is 210 m2, of which about 160 m2 is living space. It was built about 45 years ago and could theoretically be divided into three independent flats. The independent staircase has a comfortable marble staircase from which you can access all three flats.

On the ground floor there is currently an inhabited residential unit with a large bedroom, a living room, a kitchen, a storage room and a bathroom.

On the first floor we have three bedrooms with three balconies and a bathroom with a bathtub, originally decorated in orange in the style of the time. There is also a small storage room here.

On the second floor we have two bedrooms and a toilet as well as a very nice terrace of about 25 square metres, which also offers a wonderful view of the sea from the side and thus also of the sunset over Palermo.

When I viewed this property in March, I saw damp patches on the second floor in the bedroom and kitchen/living room. According to the cousin who lives in the house opposite and whose daughter currently lives on the ground floor, the damp patches on the north side are caused by leaks in the roof, as some roof tiles shifted during last year’s storm. On the south side, on the other hand, there was a leaking gutter, but this has since been repaired.

The house is still furnished. The furniture is in good condition, but still quite old-fashioned. The house is in good condition for its age, the only drawback is the roof, which will either be repaired by the vendor or by the buyer after a cost estimate.

In Lascari the water comes every day, it is only turned off in the evening, so that the 1000 litre container on the roof is sufficient for these transitional hours. There is also a natural gas pipe on the road in front of the house, but the house is not connected to it. This can be done at any time. According to the neighbours, there is also fibre optic in the street, but the reception is already 70 MB per second with a mobile phone.

The neighbourhood

The house is beautifully situated on the outskirts of the village, so that from the balcony on the first floor and from the roof terrace on the second floor you can see both the green landscape and the sea in the distance.

Die Immobilie

Lascari ist ein nur 2 km vom Meer entferntes Dorf, das auf circa 100 m Höhe an den Vorläufern der Madonien-Berge liegt. Der Ort hat circa 3000 Einwohner und die meisten leben hier von der Landwirtschaft. Es gibt einen Bahnhof wodurch das Dorf direkt mit Cefalù und Palermo verbunden ist. Somit sind schöne Sandstrände schon in 10 Minuten vom Haus zu erreichen.

Die gesamte Grundfläche des Hauses beträgt 210 m2, davon sind ungefähr 160 m2 Wohnfläche. Es ist vor circa 45 Jahren gebaut worden und könnte theoretisch sogar in drei unabhängige Wohnungen aufgeteilt werden. Das unabhängige Treppenhaus verfügt über eine bequeme Marmortreppe, von der man in alle drei Wohnungen kommen kann.

Im Erdgeschoss befindet sich momentan eine bewohnte Wohneinheit mit einem großen Schlafzimmer, einem Wohnzimmer, einer Küche, einem Abstellraum und einem Badezimmer.

Im ersten Stock haben wir drei Schlafzimmer mit drei Balkonen sowie ein Badezimmer mit Wanne, original im Stil der Zeit in orange gehalten. Auch hier gibt es einen kleinen Abstellraum.

In der zweiten Etage haben wir zwei Zimmer und eine Toilette sowie eine sehr schöne ungefähr 25 m2 große Terrasse, die auch seitlich einen wunderbaren Blick auf das Meer und damit auch auf den Sonnenuntergang über Palermo bietet.

Als ich im März diese Immobilie besichtigt habe, habe ich im zweiten Stock Feuchtigkeitsflecken im Schlafzimmer und in der Wohnküche gesehen. Nach Auskunft der Cousine, die im Haus gegenüber wohnt und deren Tochter momentan im Erdgeschoss lebt, kommen die Feuchtigkeitsflecken auf der Nordseite von Undichtigkeiten im Dach, da sich beim Sturm im letzten Jahr einige Dachziegel verschoben haben. Auf der Südseite hingegen gab es eine undichte Dachrinne, die inzwischen aber repariert worden ist.

Noch ist das Haus möbliert. Die Möbel sind gut gehlaten, aber doch ziemlich altmodisch. Das Haus befindet sich für sein Alter in einem guten Zustand, Abstriche muss man nur wegen des Daches machen, was aber entweder noch von der Verkäuferin oder halt durch Abzug der Reparaturkosten nach einem Kostenvoranschlag vom Käufer erledigt wird.

In Lascari kommt das Wasser jeden Tag, nur abends wird es abgestellt, so dass der 1000-Liter-Container auf dem Dach für diese Übergangstunden ausreicht. An der Straße vor dem Haus liegt auch eine Erdgasleitung, an die das Haus aber nicht angeschlossen ist. Dies kann man jederzeit nachholen. Nach Aussage der Nachbarn gibt es in der Straße auch Glasfaser, aber der Empfang beträgt bereits mit einem Mobiltelefon 70 MB pro Sekunde.

Die Umgebung

Die Lage des Hauses ist sehr schön am Ortsrand gelegen, so dass man vom Balkon im ersten Stock und von der Dachterrasse im zweiten Stock sowohl in die grüne Landschaft als auch in der Ferne auf das Meer schauen kann.
