Surroundings
Santa Flavia is a suburb of Palermo. The neighbourhood of the flat is – like the whole town of Santa Flavia – “bourgeois”. Shopping facilities, bars, restaurants and the train station with excellent connections to Palermo are just a few hundred metres away. The house is therefore ideal for a car-free yet mobile holiday in Sicily.

The property
The flat is located on the third and fourth floor in Santa Flavia, there is no lift. The flat is very bright, especially on the west side, as there are two large French windows with a balcony in front.

The flat is generously proportioned. You enter the flat and find yourself in a hallway. From this corridor, you turn right into a small room with a window overlooking an inner courtyard, which is very bright due to the atrium, as we are on the third and top floor. This room is relatively small, but would be enough for a bed and a wardrobe and perhaps also a desk.

When we leave this room, the bathroom with a bathtub, a bidet, a toilet and a washbasin is on the right-hand side. The bathroom is not small (but not large either) and also has a window into this relatively bright atrium. Three more doors lead off the corridor: Two large bedrooms each around 20 m² facing west with a balcony in front and a not so bright, large room with a kitchenette. This room only has contact through the window into the atrium, which leads off from the kitchenette.

The entire flat has a floor area of around 80 m² and would be very large for a holiday flat in Santa Flavia. We ourselves have a holiday home in Santa Flavia, Casa Maria, which has eight flats, but they are only between 25 and 50 m² in size and can be rented out very well.

The special thing about this flat is definitely the fourth floor, where the large roof terrace is located. This roof terrace offers a 360° panoramic view, from which you can see the Mediterranean Sea on one side and the promontories and the village of Santa Flavia with the village of Bagheria behind it and even Palermo on the horizon on the other.

Potential
However, this roof terrace is in need of renovation. Even with an asking price of €65,000, this would not have been possible otherwise. If you are really interested in this flat, we can consult a master bricklayer and ask him to make an estimate for the renovation of the roof terrace and the entire flat.

I would also check the electrical system in the flat and replace it if necessary, redo the bathroom and kitchen, check the water pipes and fit the two bedrooms with air conditioning. An initial inspection by the technician led to a cost estimate of €45,000.

Umgebung
Santa Flavia ist ein Vorort von Palermo. Die Umgebung der Wohnung ist – wie die ganze Stadt Santa Flavia – „gutbürgerlich“. In nur wenigen hundert Metern Entfernung befinden sich Einkaufsmöglichkeiten, Bars, Restaurants und der Bahnhof mit einer hervorragenden Anbindung an Palermo. Das Haus ist also ideal für einen autofreien und trotzdem mobilen Sizilien-Aufenthalt.

Die Immobilie
Das Apartment befindet sich im dritten und vierten Stock in Santa Flavia, einen Aufzug gibt es nicht. Das Apartment ist sehr hell, besonders zur Westseite, da es dort zwei große Fenstertüren gibt mit einem Balkon davor.

Das Apartment ist großzügig aufgeteilt. Sie betreten das Apartment und befinden sich in einem Flur. Von diesem Flur geht es rechts ab in ein kleines Zimmer, das ein Fenster zu einem Innenhof hat, der aber, da wir uns im dritten und obersten Stockwerk befinden, durch den Lichthof sehr hell ist. Dieses Zimmer ist relativ klein, würde aber für ein Bett und einen Schrank und vielleicht auch einen Schreibtischplatz reichen.

Wenn wir aus diesem Zimmer hinausgehen, ist auf der rechten Seite dann das Badezimmer mit einer Badewanne, einem Bidet, einer Toilette und einem Waschbecken. Das Bad ist nicht klein (aber auch nicht groß) und hat ebenfalls ein Fenster in diesen relativ hellen Lichthof. Von dem Flur gehen weitere drei Türen ab: Zwei große Schlafzimmer jeweils so um die 20 m² in Richtung Westen mit einem Balkon davor und ein nicht so helles, großes Zimmer mit einer Kochnische. Dieses Zimmer hat nur einen Kontakt durch das Fenster in den Lichthof, was von der Kochnische aus abgeht.

Die gesamte Wohnung hat eine Grundfläche von ungefähr 80 m² und wäre für eine Ferienwohnung in Santa Flavia ausgesprochen groß. Wir selbst haben ein Ferienhaus in Santa Flavia, das Casa Maria, was acht Apartments hat, die aber nur zwischen 25 und 50 m² groß sind und sich sehr gut vermieten lassen.

Das Besondere an dieser Wohnung ist aber ganz sicher der vierte Stock, in dem sich die große Dachterrasse befindet. Diese Dachterrasse bietet einen 360° Panoramablick, bei dem Sie auf der einen Seite das Mittelmeer und auf den anderen Seiten die Vorgebirge und den Ort Santa Flavia mit dem dahinterliegenden Ort Bagheria und am Horizont sogar Palermo betrachten können.

Potenzial
Diese Dachterrasse benötigt allerdings eine Renovierung. Das wäre auch bei einem aufgerufenen Preis von 65.000 € nicht anders möglich gewesen. Wenn Sie diese Wohnung wirklich interessiert, können wir einen Maurermeister zu Rate ziehen und ihn darum bitten, einen Kostenvoranschlag für die Renovierung der Dachterrasse und der gesamten Wohnung vorzunehmen.

Bei der Wohnung würde ich auch das elektrische System überprüfen und gegebenenfalls erneuern, das Badezimmer und die Küche neu machen, die Wasserleitungen dabei…
