Surroundings

It is about 5 minutes by car from the center of Villabate to the property. Villabate itself is a typical suburb of southern Italy before a metropolis and is not particularly beautiful – but from here you are quickly in Palermo, in Cefalu and also not far from the highway to Agrigento. The nearest beaches in Aspra are around 15 minutes away and property prices here are still affordable. Palermo is not far from here and this city has developed very positively in recent years. It has the largest old town in Europe and an extensive cultural offer as well as an international airport.

The house

Where this house is located, however, is a very nice place. On the southern edge below the foothills, you turn off a well-developed local road onto a private road that is opened by an automatic gate. You then drive very idyllically through lemon and tangerine groves to the house. There is parking space for 2-3 vehicles in front of the house. The property is located on the northern side of this road, which is perhaps still used by a neighbor who lives directly next to this house about 50 m away. You cannot see him from the house and he cannot see the occupants of the house on the terrace 100 m away.

An important feature of this house is that it is on two levels, which are only connected by an external staircase. On the upper floor there is an eat-in kitchen with a fireplace and a built-in kitchen. There is also an anteroom to a bathroom and the bathroom itself with a shower. The best thing about this floor is certainly the huge terrace, which is certainly 40 m² in size. From here you have a fantastic 180° view of the Mediterranean Sea and the lemon groves in front of it and of course the village of Villabate. The position of the house is very quiet and is about 130 m above sea level.

A comfortable external staircase leads to the basement, which is entered through a metal door. You enter a hallway with a bathroom with bidet, washbasin and toilet and two bedrooms, each with a double bed. The hallway is relatively large and an internal staircase to the upper floor could indeed be created here. Outside, there is a covered terrace in front of the bedroom, which has not yet been fully restored.

Theoretically, they could also be glazed, but then the bedrooms would no longer have external windows. On the west side of the house there is a high wall with a window, where an extension should certainly be built at some point, but there is no permission for this and there never will be. I would remove part of the wall to create a terrace where you could also install a Jacuzzi.

Vom Zentrum Villabates bis zur Immobilie sind es circa 5 Minuten mit dem Auto. Villabate selber ist eine typische Vorstadt Süditaliens vor einer Metropole und ist nicht besonders schön – dafür ist man von hier aber schnell in Palermo, in Cefalu und auch nicht weit von der Schnellstraße nach Agrigent. Die nächsten Strände in Aspra sind ca. 15 Minuten entfernt und hier sind die Immobilienpreise noch günstig. Palermo ist von hier nicht weit, und diese Stadt hat sich in den letzten Jahren sehr positiv entwickelt. Es gibt die größte Altstadt Europas und ein umfassendes Kulturangebot sowie einen internationalen Flughafen.

Das Haus

Wo dieses Haus allerdings liegt, ist es ausgesprochen nett. Am südlichen Rand unterhalb des Vorgebirges biegt man von einer gut ausgebauten Ortsstraße in einer Privatstraße ab, die durch ein automatisches Tor geöffnet wird. Man fährt dann sehr idyllisch durch Zitronen- und Mandarinenhaine zum Haus. Vor dem Haus gibt es Parkmöglichkeiten für 2-3 Fahrzeuge. Das Grundstück befindet sich auf der nördlichen Seite dieser Straße, die am Haus vielleicht noch von einem Nachbarn befahren wird, der direkt neben diesem Haus in circa 50 m Entfernung wohnt. Vom Haus kann man ihn nicht sehen und auch er kann die Bewohner des Hauses auf der Terrasse in 100m Entfernung nicht erkennen.

Ein wichtiges Merkmal dieses Hauses ist, dass es sich auf zwei Ebenen befindet, die nur durch eine Außentreppe miteinander verbunden sind. Im Obergeschoss befindet sich eine Wohnküche mit einem Kamin und einer fest eingebauten Küche. Außerdem gibt es einen Vorraum zu einem Badezimmer und das Badezimmer selber mit einer Dusche. Das Schönste an diesem Stockwerk ist sicherlich die riesige Terrasse, die bestimmt 40 m² groß ist. Von hier hat man einen fantastischen Blick über 180° auf das vorliegende Mittelmeer und die davor befindlichen Zitronenhaine und natürlich den Ort Villabate. Die Position des Hauses ist sehr ruhig und befindet sich ungefähr in 130 m über dem Meeresspiegel.

Durch eine bequeme Außentreppe erreicht man das Untergeschoss, was durch eine Metalltür betreten wird. Man tritt in einen Flur, von dem ein Badezimmer mit Bidet, Waschbecken und Toilette sowie zwei Schlafzimmer, jeweils mit einem Doppelbett, abgehen. Der Flur ist relativ groß und hier könnte in der Tat auch eine Innentreppe in das obere Geschoss entstehen. Im Außenbereich gibt es vor dem Schlafzimmer noch eine überdachte Terrasse, die aber noch nicht fertig restauriert ist.

Theoretisch könnte man sie auch Verglasen, nur dann hätten die Schlafzimmer halt keine Außenfenster mehr. Auf der Westseite des Hauses gibt es eine hohe Mauer mit einem Fenster, wo sicherlich irgendwann einmal ein Anbau entstehen sollte, für den es aber keine Genehmigung gibt und auch nicht geben wird.
